Starting in Xcode 26 beta 2 - Apple has provided 2 options for runtimes - a universal and a arm64 only. A update was made here #730 but was not released yet. That will show which variant it is, however will show as both installed. Another update is required and coming to show which one is actually installed but requires Xcode 26 to be activated (as it uses a command line option only available in xcode 26)
